    The scope is a document, not a handshake.

    What gets done, how often, and what sits outside the contract. Boards change, managers change, and a written scope is what survives both. It also means a renewal is a conversation about price rather than about what was ever agreed.

    Tree work does not need a second vendor.

    Most grounds contracts stop at the canopy and hand the rest to a tree company. We already do the tree work, so clearance lifting, hazard removal and storm cleanup run under the same contact instead of a second procurement.

    The equipment is ours.

    A tractor, a grapple truck and a mini loader sit in our yard. When a property needs more than a mower, nothing gets rented, rescheduled or subcontracted out to whoever is free.

    Fertilizer rules are county rules.

    Brevard restricts phosphorus without a documented deficiency and requires a slow release share of nitrogen. Melbourne runs a summer blackout window. A commercial applicator either works to that or the property carries the risk.

    One property, one point of contact.

    Tim runs the estimates and the schedule. A manager with four properties is not calling four coordinators to find out why an island did not get cut.

What Viera boards and managers ask.

  • Yes. Common areas, entries, clubhouse grounds, pond banks and parking islands are the bulk of it. We quote as a written scope with a visit rotation so a board can put a real number in a budget rather than approve an hourly rate and hope.

  • Yes. Management companies running several Brevard properties are a normal arrangement here, and the equipment is sized for it. Each property gets its own scope and its own line, under one contact.

  • Irrigation repairs, storm response, tree removals and one off renovation work sit outside the maintenance scope and get quoted on their own. They are named as exclusions in the document so nobody finds out mid year.

  • That is the main reason to use us. Clearance lifting over walks and drives, hazard removal, stump grinding and storm cleanup all run under the same contract. Most grounds contractors stop at the canopy and send you to a second vendor.

  • Yes. Certificates go to the manager or the board with the proposal. Commercial clients have included Boeing, Amazon, Lowe's and West Marine.

  • Brevard restricts phosphorus unless a soil test documents a deficiency and requires a share of nitrogen in slow or controlled release form. The City of Melbourne also runs a summer restriction window. Applications on your property are scheduled around those rules.

  • It depends on the zone. Turf and edging run on the tightest rotation, beds and mulch on a longer one, canopy work seasonally. The frequencies are in the scope, so a missed visit is visible rather than arguable.

  • Tree work, stump grinding and storm cleanup, yes. Ongoing lawn maintenance is mainly set up for commercial clients, so a one house mowing contract is not usually the right fit. Ask and we will tell you straight.

  • Call and we will walk the property with you. The proposal comes back as a scope and a schedule with a price against each zone, and the exclusions listed. No charge for the visit.
