HOA and commercial grounds, Viera
HOA and commercial landscaping in Viera, FL
Viera is run by boards, managers and CDD budgets, not by whoever is home on a Tuesday. We quote grounds work the way that gets approved: a written scope, a fixed visit schedule, and one crew that owns the property instead of three subcontractors.
Office hours are Monday to Friday, 8am to 5pm. Estimates are free and in writing before anything starts.

What we take on
Six parts of a Viera property, under one scope.
6 of them
01Entries and monuments
The first thing anyone sees. Beds edged, plantings kept in shape, mulch topped on schedule.
02Clubhouse and common turf
Open lawn that gets walked on and looked at. Mown, edged and treated on a set rotation.
03Pond and retention banks
Viera is full of them. Banks get mowed to the waterline and kept clear of woody growth.
04Parking islands
Shrub islands and curb lines, where the mower cannot reach and the weeds always win.
05Canopy over walks and roads
Street and sidewalk trees lifted for clearance, before a board gets a complaint letter.
06Beds and mulch
Scheduled refresh rather than an emergency tidy the week before an inspection.

Boeing, Amazon, Lowe's and West Marine have had our crews on their property. Commercial grounds is not a sideline here.
Written scope, fixed schedule, one crew that knows the property.
- 01
The scope is a document, not a handshake.
What gets done, how often, and what sits outside the contract. Boards change, managers change, and a written scope is what survives both. It also means a renewal is a conversation about price rather than about what was ever agreed.
- 02
Tree work does not need a second vendor.
Most grounds contracts stop at the canopy and hand the rest to a tree company. We already do the tree work, so clearance lifting, hazard removal and storm cleanup run under the same contact instead of a second procurement.
- 03
The equipment is ours.
A tractor, a grapple truck and a mini loader sit in our yard. When a property needs more than a mower, nothing gets rented, rescheduled or subcontracted out to whoever is free.
- 04
Fertilizer rules are county rules.
Brevard restricts phosphorus without a documented deficiency and requires a slow release share of nitrogen. Melbourne runs a summer blackout window. A commercial applicator either works to that or the property carries the risk.
- 05
One property, one point of contact.
Tim runs the estimates and the schedule. A manager with four properties is not calling four coordinators to find out why an island did not get cut.
How a property gets taken on.
Walk it with the manager.
Every zone, every problem area, and the things the last contract quietly stopped covering.
Write the scope and the rotation.
Turf, beds, banks, islands and canopy, each with a frequency. Priced as a schedule a board can put in a budget.
Set the exclusions in writing.
Irrigation repairs, storm response, tree removals and anything seasonal are named and priced separately rather than argued about later.
Run it and report it.
A fixed crew, a fixed rotation, and storm work handled by the same company when a system comes through.
Our equipment
The three machines behind a grounds contract.
Most grounds contractors mow and subcontract the rest. These three sit in our yard, which is why the tree work and the heavy work stay under one contract.
-

01
Tractor
- On the job
- Works open ground, pasture and cleared lots where a truck and trailer will not go.
- Why it matters
- On acreage the tractor is the difference between reaching the work and quoting around it.
-

02
Giant mini loader
- On the job
- Carries sections and material through a standard side gate and across turf on tracks.
- Why it matters
- Backyard work needs the wood out through the gate rather than a panel taken out of the fence.
-

03
Grapple truck
- On the job
- Lifts trunk sections and whole limbs off the lawn and into the bed. Hauls the same day.
- Why it matters
- Trunk wood is measured in tons. The grapple moves it without a track across the yard and without a pile left at the curb.
The rest of the fleet comes to the same property under the same estimate. Every machine, with photos, is on the equipment page.

-
Yes. Common areas, entries, clubhouse grounds, pond banks and parking islands are the bulk of it. We quote as a written scope with a visit rotation so a board can put a real number in a budget rather than approve an hourly rate and hope.
-
Yes. Management companies running several Brevard properties are a normal arrangement here, and the equipment is sized for it. Each property gets its own scope and its own line, under one contact.
-
Irrigation repairs, storm response, tree removals and one off renovation work sit outside the maintenance scope and get quoted on their own. They are named as exclusions in the document so nobody finds out mid year.
-
That is the main reason to use us. Clearance lifting over walks and drives, hazard removal, stump grinding and storm cleanup all run under the same contract. Most grounds contractors stop at the canopy and send you to a second vendor.
-
Yes. Certificates go to the manager or the board with the proposal. Commercial clients have included Boeing, Amazon, Lowe's and West Marine.
-
Brevard restricts phosphorus unless a soil test documents a deficiency and requires a share of nitrogen in slow or controlled release form. The City of Melbourne also runs a summer restriction window. Applications on your property are scheduled around those rules.
-
It depends on the zone. Turf and edging run on the tightest rotation, beds and mulch on a longer one, canopy work seasonally. The frequencies are in the scope, so a missed visit is visible rather than arguable.
-
Tree work, stump grinding and storm cleanup, yes. Ongoing lawn maintenance is mainly set up for commercial clients, so a one house mowing contract is not usually the right fit. Ask and we will tell you straight.
-
Call and we will walk the property with you. The proposal comes back as a scope and a schedule with a price against each zone, and the exclusions listed. No charge for the visit.

We walk it with you, write what gets done and how often, and price it so a board can approve it. No charge for the walk.
